8 <br /> <br />Setbacks <br /> <br />The setbacks for accessory buildings are established per z oning district. A typical R -1, <br />Single Family Residential District requires a 5 foot side and 5 foot rear setback. <br />Accessory buildings are not allowed in the front yard. <br /> <br />Requested Council Direction <br /> <br />Staff seeks Council direction as to whether the ordinanc e should be amended per the <br />following discussions had by the Planning & Zoning Board on October 9, 2013. <br /> <br />1. Should the allowed square footage of accessory buildings and garages be based on <br />the percentage of total lot area or buildable land? <br /> <br />P&Z Board Reco mmendation : No change. Total lot area which is how ordinance is <br />currently applied. <br /> <br />2. Should the allowed square footage of accessory buildings and garages <br />differentiate between Rural Districts (R, R -X and R -BR) and Residential <br />Districts? <br /> <br />P&Z Board Recommen dation: Amend the ordinance to allow for 1 attached garage + 2 <br />detached structures no t too exceed 1,200 s.f. total on parcels less than 5 acres. <br /> <br />3. Is 20 foot height acceptable for residential accessory buildings? <br />a. Should maximum sidewall heights be included in ordinance? <br /> <br />P&Z Board Recommendation: No changes to height , sidewalls or setbacks were <br />proposed. <br /> <br />Attachments <br /> <br />1.
