• • City Council Meeting Zehowski Minor Subdivision August 26, 2002 ANALYSIS The attached Certificate of Survey shows the proposed division of the 30 -acre parcel. Parcel A, 2.5 acres, contains an existing house and garage, of which 51.7% is upland; Parcel B, 27.5 acres, contains the balance of the property, of which 28.1 % is upland. Land Use & Zoning Location Guided Land Use Existing Zoning Site 1/2 Low Density, Unsewered Residential; '/2 Medium Density Residential Rural West Low Density, Unsewered Residential Rural North Low Density, Unsewered Residential & Rural Rural- Executive East Medium Density Residential Rural South Public /Semi - Public (Regional Park across 35W) Public /Semi - Public Minimum Lot Requirements Size: the minimum lot size for property in a Rural zone is ten acres. The proposed newly created lot would meet this requirement, with the balance of the property consisting of the 2.5 -acre parcel, as allowed under Section 3, subd. 3.A.2.b.2. Width: the minimum lot width for property in a Rural zone is 330', and both lots will meet this requirement. In addition, both lots will have full frontage on a road, as required under the Lino Lakes Subdivision Ordinance, Section 1008.08, subdiv. 6, which states that "all lots shall abut for their full frontage on a publicly dedicated street." Easements and Right -of -Way All created lots are required to be covered by drainage and utility easements. The applicant will need to dedicate drainage and utility easements to the City in accordance with Lino Lakes Subdivision Ordinance Section 1001.08, subdiv. 4. Such easements for shall be five feet in width along side property lines, ten feet in width along front and rear property lines, and cover all ponding and wetland areas. In addition, street right -of -way dedication will be required according to the Lino Lakes Subdivision Ordinance Section 1001.08, subdiv. 10.
