ACTION ITEMS <br />A. hardwood Creek Farm, 80th Street, Minor Subdivision <br />EXHIBIT # 3 <br />Ms. Wyland explained that this request by Nancy Erickson, owner of Hardwood Creek <br />Farm, is to split their 40 -acre parcel into two pieces. Parcel A will be 10 acres in size, and <br />Parcel B will be 30 acres in size. Both have required access on 80th Street; Parcel A <br />having 332 feet, and Parcel B, 1300 feet. Parcel B presently contains the existing <br />Hardwood Creek Farm stable and riding arena.. Both parcels will meet the requirements <br />of the City's subdivision ordinance, and a $500 park dedication fee is requested for Parcel <br />A, which will be retained by Ms. Erickson. The arena and stable area contained in Parcel <br />B are to be sold, hence the need for the subdivision. <br />Ms. Wyland recommended approval of the proposed subdivision contingent upon receipt <br />of the $500 park dedication fee for Parcel A. This fee would be required, as Parcel A <br />would be available as a home site. <br />The question was raised as to why a third parcel -- Parcel C - -was included in the original <br />Sketch and Description provided to the Board. Ms. Wyland explained that Ms. Erickson <br />thought the party planning to purchase Parcel B would want to build a home, which would <br />have to be on a separate parcel. Subsequent to preparation of the Sketch and Description, <br />it was determined that no such plans exist. <br />Mr. Johnson asked if a home could ultimately be constructed on Parcel B without <br />additional action by the Board. Ms. Wyland responded that it could. <br />Buildable space on Parcel A was questioned. Ms. Wyland explained that no topographical <br />survey was ordered, as the property is upland; and, although it is not 100% buildable, it is <br />definitely more than 20 %. <br />Mr. Robinson explained that all of the land is upland with the exception of a portion that <br />slopes down to a creek and back up again. <br />Mr. Dunn made a MOTION to approve the Hardwood Creek. Farm, 2306 80th Street, <br />minor subdivision, and was supported by Mr. Robinson. Motion carried, 7 -0. <br />B. Ruth Andrews, 855 Ash Street, Minor Subdivision <br />Ms. Wyland explained that Ms. Ruth Andrews is currently the owner of 58.76 acres of <br />land at 855 Ash Street. This property is immediately adjacent to the Incarnation <br />Cemetery, and contains an existing homestead with three accessory buildings. The 58.76 <br />acres currently includes approximately 12 acres of upland, which is roughly 20% of the <br />site. The property is zoned Rural, and indicated as such on the City's Land Use Map. <br />
