• <br />• <br />6. The developer's engineer shall certify, in writing, that all grading <br />complies with the grading plan. <br />7. The Developer shall place iron monuments at all lot and block <br />corners and at all other angle points on boundary lines. Iron <br />monuments shall be placed after all pavement and lawn grading has <br />been completed in order to preserve the lot markers for future <br />property owners. Lot corner irons on the back property line shall be <br />installed so that the top of the iron corresponds to the finished <br />ground elevation in accordance with the approved grading plan - <br />guard stakes shall be appropriately installed to mark these irons. <br />8. The Developer shall be responsible for securing all site grading and <br />development approvals and permits from all appropriate Federal, <br />State, Regional and Local jurisdictions prior to the commencement <br />of site grading or construction and prior to the City awarding <br />construction contracts for public utilities. <br />9. All construction debris and trash shall be properly disposed of at <br />Developer's expense and in a timely manner as determined by the <br />City. <br />10. The Developer shall (daily if necessary) clean from streets dirt and <br />debris that has resulted from construction work by the Developer, <br />its agents or assigns so that such dirt & debris does not contribute a <br />hazard to the public's use of the streets or diminish the capacity of <br />the stormwater conveyance system. Prior to any construction in the <br />plat, the Developer shall identify in writing a responsible party for <br />erosion control, street cleaning, and street sweeping. <br />11. Within ninety (90) days after the completion of the Developer <br />Improvements the Developer shall supply the City with a complete <br />set of reproducible "Record" plans, and two complete sets of blue <br />line "Record" plans, for sanitary sewer, water main and storm <br />sewer all prepared in accordance with City standards. <br />12. The estimated cost of Developer's Improvements, description and <br />completion dates are as shown on Exhibit C. <br />5. GUARANTEE. <br />A. The Developer will fully and faithfully comply with all terms and conditions of <br />any and all contracts entered into by the Developer for the installation and <br />construction of all Developer's Improvements and hereby guarantees the <br />workmanship and materials for a period of one year following the City's final <br />approval of the Developer's Improvements, which approval shall not be <br />JADT AGREEMENT 4 <br />10/09/02 <br />
