Planning & Zoning Board <br />January 8, 2014 <br />Page 4 <br />Mr. Wedel further addressed drainage concerns. <br />Mr. Graczyk stated that he is not opposed to the extension of Fox Road, but was <br />suggesting an alternate route. <br />Mr. Wedel commented that the city did consider an alternate route for the continuation of <br />Fox Rd, but due to the majority of wetlands on the neighboring property, this was the best <br />outcome. <br />Chair Tralle asked about the amount of hauling necessary for this development. <br />Mr. Black stated that a grading plan had not yet been completed. He said there will be a <br />substantial amount of hauling due to fill for house pads and road improvements. <br />Mr. Fehn asked whether or not the traffic situation has to be figured out prior to <br />development. <br />Chair Tralle stated that road improvements happen with development. <br />Mr. Fehn was concerned about the increased danger of the road situation. <br />Chair Tralle reminded residents to contact Anoka County and voice their concerns <br />regarding the road situations. <br />Mr. Fehn agreed that a traffic light would alleviate problems on Birch Street. <br />Mr. Wedel pointed out that traffic lights are installed when warrants are met. <br />Mr. Gracyk asked who paid for the lights at Birch St./Ware Rd. <br />Mr. Wedel responded that a good portion was paid for by the county and a portion was <br />paid by the city. <br />The board pointed out that it is very difficult for the city to get traffic lights installed on <br />county roads. <br />Ms. Larsen noted that the Final Plat will be brought to the board and council for final <br />approval, allowing more time for revisions prior to the final plan. <br />The board and staff further discussed trail maintenance, city review deadlines, and the <br />cost of road improvements. <br />Mr. Root made a MOTION to close the Public Hearing at 7:47 p.m. Motion was <br />supported by Mr. Laden.
