Wedel, P.E.
Date: February 3, 2014
Re: Talan Ridge Preliminary Plat Review
WSB Project No. 2029-690
701 Xenia Avenue South
Suite 300
Minneapolis, MN 55416
Tel: 763-541-4800
Fax: 763-541-1700
The Talan Ridge Preliminary Plat documents received on January 13, 2014 included the
following:
1. Certificate of Survey
2. Resources Inventory
3. Preliminary Plat
4. Preliminary Grading, Drainage & Erosion Control Plan
5. Preliminary Utility Plan
6. Landscape Plan
7. Tree Preservation & Mitigation Plan
8. Drainage Calculation (dated 1/7/14)
General Comments:
i. Mr. Mattke needs to revise his signature block on the plans to include PE and not LS as
currently shown.
2. Since there isn't any in place storm water treatment for this area, the Developer will need to
create an infiltration depression capable of storing and infiltrating the additional runoff from
a 100-year storm event. The storage amount is the difference between the existing conditions
and the proposed condition which per the drainage calculations provided is .06 acre feet of
storage. I would recommend grading the infiltration depression adjacent to the existing
wetland on the south end of the property. A drainage and utility easement over this area will
be required.
3. Additional information will need to be provided to confirm the ground water elevation for
this area. This information is needed to verify that the low floor elevations meet City
requirements and that there is enough separation between the infiltration basin and the
existing ground water.
4. The grading plans need to be revised so that none of the drainage is being directed onto the
adjacent properties to the east or west. This will require side yard swales to be graded along
the lot lines. Likewise, the interior side lot lines also need to include drainage swales
directing runoff to the north or south.
St. Cloud • Minneapolis • St. Paul
Equal Opportunity Employer
wsbeng.com
