4. All off - street parking areas and associated drive lanes (including the planting <br />medians on the east side of the building) be provided a continuous concrete <br />curb. <br />5. The one -way bypass lane around the perimeter of the building be striped and <br />thereby segregated from adjacent stacking lanes. <br />6. The source of all site lighting be hooded and controlled so as not to illuminate <br />adjacent properties or public rights -of -way. More specifically, low- impact, <br />downward - focused, low spill, low intensity fixtures shall be used as specified <br />lighting plan submitted 11/25/02. <br />7. All trash be stored indoors. <br />8. All site signage comply with the applicable requirements of the Sign Code. <br />9. The conditions of the TKDA letter (dated 11/5/02) related to grading, <br />drainage and utilities are satisfied. <br />10. Prior to building permit issuance, the applicant secure a utility easement from <br />the school district to allow the proposed sewer pipe to overlay school district <br />property. <br />11. Prior to the commencement of any site work, the applicant enter into a <br />development agreement with the City and post all the necessary securities <br />required by it.
