This property was <br />subject to a similar application in 1997. The application included a <br />comprehensive plan amendment and rezoning (townhomes), Planned <br />Development Overlay and Subdivision. The application at that time included 106 <br />single - family Tots and 52 townhomes on 55.9 acres for a density of 2.83 units per <br />acre. The City approved it but construction of the project did not proceed due to <br />utility availability issues and wetland issues. A new developer is proposing to <br />develop the property with some modifications from the 1997 plan so an <br />application for amended PDO and preliminary plat is required. <br />The new development plan calls for the construction of 55 single family homes <br />and 52 townhouse units (13 quadraminium structures) with a large Outlot for <br />future platting on the northern portion of the site. The density of the development, <br />excluding Outlot E is 2.66 units per acre.
