20. Notices. Authority. Each of the individuals executing this Lease on behalf of the Tenant <br />or the Landlord represents to the other party that such individual is authorized to do so <br />by requisite action of the party to this Lease. <br />22. Binding Effect. This Lease shall run with the Leased Premises. This Lease <br />shall extend to and bind the heirs, personal representatives, successors and assigns of <br />the parties hereto. <br />23. Complete Lease; Amendments. This Lease constitutes the entire agreement <br />and understanding of the parties and supersedes all offers, negotiations, and other <br />agreement of any kind. There are no representations or understandings of any kind not <br />set forth herein. Any modification of or amendment to this Lease must be in writing and <br />executed by both parties. <br />24. Governing Law. This Lease shall be construed in accordance with the laws of <br />the State of Minnesota. <br />25. Severability. If any term of this Lease is found be void or invalid, such <br />invalidity shall not affect the remaining terms of this Lease, which shall continue in full <br />force and effect. <br />26. Memorandum. Lessor agrees to execute a Memorandum of Agreement <br />contemporaneously with the execution of this Agreement, in a form recordable in the <br />official records of the county where the Property is located.
