On October 11, <br />1999 the City Council approved a site and building plan and variances to allow a building <br />addition to the rear of the building. <br />Section 2, Subd. 5.E.2. of the Zoning Ordinance states: <br />Activities authorized by site and building plan approval shall be initiated within <br />six (6) months. If such activity is not completed within eighteen (18) months, the <br />site approval shall no longer be in effect, and application and approval of site and <br />building plans shall be required. <br />Under this requirement, the project should have begun April 11, 2000. The property <br />owners, Shirley and Don Moore, are in the process of acquiring financing for the building <br />expansion project. They have requested an extension of the 6 -month project initiation <br />period. -TJP Construction is representing the Moores and has sent the attached letter. <br />The City Council approved the project application after several revisions to the plans. <br />The conditions of approval will still apply. If the extension is not granted, the ordinance <br />requires a new application and review. <br />Though the letter states an anticipated project start date within 30 days, staff recommends <br />extending the project initiation period for 90 days to allow for contingencies. This would <br />extend the required start date to July 10, 2000. We also recommend extending the project <br />completion date by 90 days. This would extend the completion date to July 10, 2001. <br />OPTIONS <br />1. Approve an extension of 90 days. This extends the project start date to July 10, 2000, <br />and the project completion date to July 10, 2001. <br />2. Deny the extension and require a new application. <br />RECOMMENDATION <br />Option 1 <br />
