MEETING DATE: July 10, 2000 <br />TOPIC: Preliminary Plat, Bluebill Ponds <br />ACTION: 3/5 vote <br />BACKGROUND <br />The site is on the south side of Main St. across from Wood Duck Trail and Blue Bill <br />Lane. The project has undergone numerous revisions since its initial design. The <br />primary outstanding issue was the access to Main St. Heritage Development has reached <br />an agreement with the House of Praise Church that will allow Wood Duck Trail to extend <br />south of Main St., creating a full access intersection. <br />This report refers to the following plans, all received by the City May 12, 2000: <br />Preliminary Plat 4/28/00 <br />Preliminary Utility Plan 4/28/00 <br />Preliminary Grading Plan 4/26/00 <br />Infiltration & Erosion Control Plan 4/26/00 <br />Tree Preservation Plan 5/10/00 <br />Wetland Replacement and Impact Plans 5/1/00 <br />ANALYSIS <br />Project Data: <br />Total site 36.76 acres <br />Wetlands 2.15 acres <br />77 single family lots. <br />Gross density 2.09 units per acre. <br />Net density (without wetlands) 2.22 units per acre. <br />Land Use and Zoning: The site is completely within the existing MUSA and is zoned <br />R -1.
