Memorandum <br />DATE: June 1, 2000 <br />TO: Jeff Smyser, City Planner <br />FROM: John Powell, City Engineer <br />RE: Bluebill Ponds <br />Preliminary Plan Review Comments <br />We have completed our review of the latest engineering submittal for the referenced project. <br />Our comments are as follows: <br />1). The minimum storm sewer size allowed is 15" RCP. <br />2) The infiltration tube located on the high point behind Lots 6 & 7, Block 4 does <br />not seem appropriate. <br />3) There needs to be an easement between Lots 5 & 6, Block 4 and between Lots <br />13 & 14, Block 4 for the proposed sanitary sewer. <br />4) A catch basin needs to be shown on the 18" storm sewer line at the rear lot line <br />between Lots 7 & 8, Block 4. It is shown on the grading plan, but not on the <br />utility plan. <br />5) The sanitary sewer needs to be extended to service Lot 3, Block 1. Sanitary <br />sewer services can not be connected to manholes. <br />The majority of the sanitary sewer manholes do not meet the minimum depth <br />requirements. Any sanitary sewer that does not have at least 7 feet of cover <br />must be insulated. <br />The hydrant located in front of Lot 12, Block 2 is not needed. The required fire <br />protection is achieved without it. <br />8) A hydrant needs to be added at the dead end watermain adjacent to Lot 1, <br />Block 1 for flushing purposes. <br />9) A storm sewer schedule and calculations need to be submitted. <br />10) Utility details need to be added. <br />11) Supporting calculations for the infiltration tubes needs to be provided. <br />12) The lowest opening elevations for Lots 9 & 10, Block 3 must be raised to 1' <br />above the emergency overflow elevation. <br />13) The catchbasins in the low points on Street A and Street B need to be located <br />immediately across from each other. <br />
