Twin City Fab, Inc. <br />August 28, 2000 <br />page 6 <br />ENVIRONMENTAL BOARD ACTION <br />The Environmental Board reviewed the project on June 28. That Board did not have a <br />complete landscape plan to review. Nonetheless, it made several recommendations, <br />which are attached to this report. A complete landscape plan was submitted and the <br />Environmental Specialist has endorsed it (see attached memo). It includes native and <br />non - native planting as well as treatment of compacted soils. Coordination by <br />neighboring properties for landscaping was accomplished. Thus, the project complies <br />with most of the recommendations. <br />CONDITIONS OF APPROVAL: SITE PLAN AND CONDITIONAL USE <br />PERMIT <br />Staff recommends the following conditions apply: <br />1. A shared driveway agreement for the access to Apollo Drive must be submitted for <br />review and approval by the City Engineer and recorded with the County. <br />2. An 8' chain link fence shall surround the storage area and ivy planted on the east and <br />west sides of the fenced storage area. <br />3. Approval of the site plan and conditional use permit is not an implied approval of <br />signage. All signs require a sign permit and must comply with the sign ordinance. <br />4. Twenty -nine (29) parking stalls shall be constructed as shown on the site plan, with <br />additional area available as shown as "proof of parking" on the site plan. If the City <br />determines parking is a problem, the property owner shall construct additional <br />parking. <br />5. The paved truck maneuvering area shall have curb around the perimeter. <br />6. All permits required by the Rice Creek Watershed District shall be obtained prior to <br />grading. <br />7. Final utility, grading, and drainage plans must obtain approval from the City <br />Engineer. <br />8. The City Engineer's concerns, included in the TKDA memo of July 28, 2000, must <br />be addressed to his satisfaction. <br />9. Park dedication shall be paid per City policy. <br />10. Any additions to the building will require a new site plan review and, possibly, an <br />amendment to the storage CUP. <br />
