PUBLIC HEARING to consider a rezone of property located at 7880 Sunset <br />Avenue (PID #07 -31 -22 -23 -0004) from R -Rural to PUD -Planned Unit <br />Development and an Amendment to the Development Stage Plan/Preliminary <br />P lat of Century Farm North to expand project boundary and include certain <br />property located at 7880 Sunset Avenue <br /> <br />K atie Larsen, City Planner, recommended continuing the Public Hearing as staff is <br />awaiting revised plans from the applicant . <br /> <br />Mr. Nelson made a MOTION at 6 :35 p.m. to c ontinue the Public Hearing to the next <br />meeting. Motion was supported by Mr. Laden . Motion carried 4 - 0. (Tralle abstained.) <br /> <br />6 . DISCUSSION ITEMS <br /> <br />A. Accessory Buildings <br /> <br />Katie Larsen, City Planner, explained tha t staff was directe d by the city council to discuss <br />regulations regarding accessory structures with the members of the planning and zoning <br />board. <br /> <br />Ryan Th ompson, 6573 Sioux Lane, addressed the board to state that he was concerned <br />with an accessory structure that was being bu ilt on his neighbor’s property. He <br />considered the structure to be too large and too tall for the area. He b rought the matter to <br />the city’s attention to find out what is allowed. He stated that he would have to put a <br />berm and a fence in order to mask the structure being built. <br /> <br />Board members discussed allowances for height, size and number of accessory buildings. <br />Following discussion, members recommended that the current ordinance be amended to <br />allow for: <br /> <br />- Acces s ory structures should remain limited to a 20 foot maximum height. <br />- On parcels less than five acres, up to two detached accessory structures should be <br />allowed in addition to one attached garage. <br /> <br />B. Sign Regulations <br /> <br />Michael Grochala, Community Development Director, reviewed some considerations <br />regard ing the city’s signage requirements based upon the last review by the board . <br /> <br />Board member comments included: <br /> <br />- Could the city rezone all existing churches as Public/Semi -Public? <br />- C ould the city consider allowing signage based on lot size or street frontage? <br />- A business should be allowed a sandwich board at any time as long as the business is <br />open. <br />
