On the August revision,
the width of Lot 5 decreases slightly. Lot 2 width decreases by 34 feet, but the lot is still wider than the normal
80 ft. for an R -1 lot, and the building area within the setbacks is adequate.
The size of the wetland and the drainage easement around it on Lots 1 and 2 has decreased significantly from
the July 24 plat. The developer's engineer says that the July 24 plat was inaccurate, but the new August plat
shows the correct size of the wetland mitigation plan that was approved by the Rice Creek Watershed District.
The submitted information verifies the post - development wetland location shown on the revised final plat.
As on the July 24 final plat, there are three (3) lots in the southeast corner of this 4th Addition that cross the
boundary of the current MUSA. (Lots 14, 15, 16, Block 5.) These lots must be included in the final plat in
order to construct the roads and utilities in that vicinity. Until MUSA is available, these lots will not receive
building permits. This restriction is included in the development agreement.
All aspects of the phasing plan for this development apply to the revised final plat.
Council Member O'Donnell stated staff indicated there are one or more lots that have sold or have purchase
agreements. Staff advised they are not sure if these lots are in this addition or in the larger lots. The realtor was
*concerned about making the closing dates.
Council Member Carlson moved to approve Final Plat, Clearwater Creek 4th Addition (revised), as presented.
Council Member Reinert seconded the motion. Motion carried unanimously.
UNFINISHED BUSINESS - None
NEW BUSINESS
Discussion of Council Calendar - Council Member O'Donnell asked for confirmation regarding the
Comprehensive Plan meeting on Thursday, August 17, 2000, 8:30 a.m.
Council Member Carlson advised she has requested the meeting be changed back to a budget work session for
personal reasons.
Mayor Bergeson advised a request has been made to hold the budget meeting on Thursday, August 17, 2000,
due to the possible absence of a Council Member.
The City Administrator advised a meeting has been scheduled Monday, August 21, 2000, 5:30 p.m., to discuss
requests for changes to the land use plan.
