Lots in the first phase already completed <br />ranged in price from $25,500 to $32,500, with an average price of $29,500. Lots in the new addition are to be <br />similarly priced. The single family housing in the new addition is expected to have a base -price of $105,000 <br />to $115,000 and a price range up to $160,000. If the past is an indication of the future, the four model homes <br />listed in the 1996 Parade of Homes ranged in price from $116,575 to $120,525. The project will not add <br />diversity to the housing stock or benefit the City's life cycle housing goals. <br />RECOMMENDATIONS <br />That the Metropolitan Council adopt the attached Findings and Conclusions with the following recommendations: <br />1. That the City may put the proposed plan amendment into effect and no plan modification is required. <br />2.
