• <br />• <br />Memorandum <br />DATE: October 5, 2000 <br />TO: Jeff Smyser, City Planner <br />Mary Kay Wyland, Planning Coordinator <br />FROM: John Powell, City Engineer <br />RE: Site Plan Review Comments <br />Our comments regarding the site plan submittals for the October 11, 2000, Planning and <br />Zoning meeting are as follows: <br />Mueller -Bies Funeral Home <br />1. The ordinary high water elevation and the ground water elevation must be provided. <br />2. A detail for the pond outlet must be included in the plans. <br />3. The size of the watermain that runs parallel to Lake Drive must be increased to 12 -inch <br />and extended to the southwest edge of the site. The funeral home will be served with <br />a 6 -inch branch off of this main. <br />4. Currently, the basement floor is below the high water elevation of the pond. Either the <br />basement floor elevation needs to be raised or the high water elevation of the pond <br />needs to be lowered. <br />5. Storm water runoff calculations need to be provided for the 10 -year storm for both the <br />existing and proposed conditions. <br />6. The proposed pond needs to provide 1 foot of free board above the high water <br />elevation. <br />7. A gate valve is needed at the connection to the existing watermain. <br />8. The cover for watermain that is 10 inches or Tess is 8 feet. <br />9. The minimum storm sewer size is 15 inches. <br />10. A detail for the construction entrance must be shown as well as the location of the <br />entrance on the grading plan. <br />2. The 903, 904, and 905 proposed contours near the southwest corner of the proposed <br />building do not tie into the proper existing contours and must be corrected. <br />3. The utility plans shows two sanitary services connecting into the existing manhole. This is <br />not acceptable. A new manhole must be constructed to facilitate the service for the <br />proposed building as well as a future service for the property to the west. A single 8 -inch <br />main would then be constructed from the proposed manhole to the existing manhole. <br />4. The invert elevation of the sanitary sewer service at the proposed building must be shown. <br />5. The need for a fire hydrant on site must be reviewed by the fire department. <br />6.
