• <br />• <br />• <br />Project Components /Thresho /d Criteria <br />Proposed Densities: The Lino Lakes draft comprehensive plan allows Village housing <br />densities between 10 and 24 units per acre. Phase I development plan for 7.5 acres <br />of city -owned property includes 48,000 5F of retail, 15,000 5F of office, a daycare <br />and 90 units of rental housing. The complete development plan calls for an overall <br />housing density of approximately 18.5 units per acre. <br />Mix of Uses: The complementary mix of land uses includes retail, restaurant, <br />entertainment, daycare, civic facilities, recreation (park and YMCA), employment, <br />housing, and community open space to encourage pedestrian traffic and support <br />future transit use. These uses are intensified through narrower streets, on- street <br />parking, shared parking requirements, "build -to" lines, office above retail, and <br />pedestrian connections. Apartments to include studios, one - <br />and two - bedrooms (Phase II) <br />• 90 units of rental "empty nester" apartments with the same mix <br />of market rate and affordable (Phase I) <br />• 115 for -sale townhomes (80% market rate and 20% affordable at <br />a range of 80 -115% of the median income. Townhomes will include <br />several unit types, including single level and two -story with two or <br />three bedrooms; and approximately 10 live /work units (Phase II) <br />Employment Proximity: <br />Current employment within one mile of The Village, plus a conservative <br />estimate of anticipated employment in the completed Town Center, is 2,650. <br />Within several years, ancillary development within one mile will likely <br />increase employment to more than 3,000. <br />
