• <br />6. Description <br />a. Provide a project summary of 50 words or less to be published in the EQB Monitor. <br />The project consists of a retail center in the City of Lino Lakes located in the northeast quadrant of <br />the intersection of Interstate 35W and Lake Drive. The existing undeveloped land of 40.15 acres <br />will be replaced with 326,400 square feet of retail buildings. <br />b. Give a complete description of the proposed project and related new construction. <br />Attach additional sheets as necessary. Emphasize construction, operation methods and <br />features that will cause physical manipulation of the environment or will produce wastes. <br />Include modifications to existing equipment or industrial processes and significant <br />demolition, removal or remodeling of existing structures. Indicate the timing and duration <br />of construction activities. <br />Ryan Companies, US Inc. is proposing to develop a retail center in the City of Lino Lakes. The <br />development is located in the northeast quadrant of the intersection of Interstate 35W and Lake <br />Drive. The development will replace approximately 40.15 acres of undeveloped land with <br />approximately 326,400 square feet of retail buildings with associated parking areas, including the <br />following: <br />SuperTarget Retail Store 182,760 square feet <br />Kohl's Retail Store 106,584 square feet <br />Other Retail 37,056 square feet <br />total 326,400 square feet <br />The initial plan for the Kohl's store includes 86,584 sf with a future 20,000 sf addition. Other retail <br />space has not been finalized and may change somewhat. <br />Including all buildings, parking, and roads, the total amount of impervious surface after <br />development is expected to be 28.78 acres. <br />Initial site work and construction is expected to begin August 2001, with the grand opening of the <br />proposed SuperTarget Store scheduled for July 2002. Remaining parcels are expected to be <br />developed by the end of 2005. <br />Traffic generation from this project will create the need for signal lights and turn lanes on Lake <br />Drive. <br />The project proposer has submitted information stating that the retail hours of operation will be <br />6:00 a.m. to 12:00 p.m. Hours of operation and potential impacts on neighboring properties will <br />be considered as part of the project review. <br />c.
