• Council Member <br />adoption. introduced the following ordinance and moved its <br />• <br />• <br />CITY OF LINO LAKES <br />ORDINANCE NO. 11- 01 <br />AN ORDINANCE AMENDING THE ZONING ORDINANCE OF THE CITY OF <br />LINO LAKES BY REZONING CERTAIN REAL ESTATE FROM NB, <br />NEIGHBORHOOD BUSINESS DISTRICT TO GB, GENERAL BUSINESS <br />DISTRICT. <br />The City Council of the City of Lino Lakes, Anoka County, Minnesota does <br />ordain: <br />Section 1. The City Council makes the following findings regarding the <br />application for rezoning the property described below, based on the factors listed <br />in Section 2, Subd. 1.E. of the Lino Lakes zoning ordinance: <br />1. Rezoning this site from NB, Neighborhood Business District to GB, <br />General Business District is consistent with policies and provisions of the <br />City's Comprehensive Plan. However, these policies and provisions <br />should also be examined during the site plan review process. Examples <br />of these policies include: <br />a. The Proposed Land Use Map guides this area for commercial use. <br />b. Develop service and commercial centers as cohesive, highly <br />interrelated units with adequate off - street parking. <br />c. Blend commercial redevelopment which is of a similar size and <br />scale with existing businesses and which is supportable by <br />available markets. <br />2. The Existing Land Use Map indicates that the subject property is bordered <br />by a commercial use to the south, vacant land to the east (across Lake <br />Drive), and residential uses to the north and west. The Proposed Land <br />Use Map guides the surrounding properties for commercial use. <br />Therefore, expansion of the bank use on this site is consistent with the <br />future land use plan for this area. <br />3. This application meets the standards for rezoning outlined in the City <br />Code. However, prior to actual construction of the proposed parking lot, <br />the applicant must receive approval of a site plan in compliance with all <br />
