• 10 -01 <br />Council Member <br />introduced the following ordinance and moved its adoption. <br />CITY OF LINO LAKES <br />ORDINANCE NO. 10-01 <br />AN ORDINANCE AMENDING THE ZONING ORDINANCE OF THE CITY OF <br />LINO LAKES BY REZONING CERTAIN REAL ESTATE FROM R, RURAL TO <br />R -1, SINGLE FAMILY RESIDENTIAL <br />The City Council of the City of Lino Lakes, Anoka County, Minnesota does ordain: <br />Section 1. The City Council makes the following findings regarding the application <br />for rezoning the property described below, based on the factors listed in Section 2, Subd. <br />1.E. of the Lino Lakes zoning ordinance: <br />1. The proposed rezoning action has been considered in relation to the specific <br />policies and provisions of and has been found to be consistent with the official <br />City Comprehensive Plan, as the site is guided for residential uses. <br />2. The proposed use is or will be compatible with present and future land uses of the <br />area. The site is guided for single - family residential uses. Land in the area of <br />the site is already developed with single- family homes or designated for such use. <br />3. The proposed use conforms with all performance standards contained herein. The <br />accompanying plat proposal meets the zoning and platting requirements contained <br />in City ordinances. Single - family homes and public parks are permitted R -1 uses. <br />4. The proposed use can be accommodated with existing public services and will not <br />overburden the City's service capacity.._ Utilities can be extended to serve the <br />development and a feasibility study has been completed. <br />5. Traffic generation by the proposed use is within capabilities of streets serving the <br />property. The 46 new homes will not cause negative impacts on the existing <br />roads. <br />Section 2. A public hearing was held before the Planning & Zoning Board on March <br />14, 2001 and continued to May 8, 2001. <br />
