• 10 -01 Council Member introduced the following ordinance and moved its adoption. CITY OF LINO LAKES ORDINANCE NO. 10-01 AN ORDINANCE AMENDING THE ZONING ORDINANCE OF THE CITY OF LINO LAKES BY REZONING CERTAIN REAL ESTATE FROM R, RURAL TO R -1, SINGLE FAMILY RESIDENTIAL The City Council of the City of Lino Lakes, Anoka County, Minnesota does ordain: Section 1. The City Council makes the following findings regarding the application for rezoning the property described below, based on the factors listed in Section 2, Subd. 1.E. of the Lino Lakes zoning ordinance: 1. The proposed rezoning action has been considered in relation to the specific policies and provisions of and has been found to be consistent with the official City Comprehensive Plan, as the site is guided for residential uses. 2. The proposed use is or will be compatible with present and future land uses of the area. The site is guided for single - family residential uses. Land in the area of the site is already developed with single- family homes or designated for such use. 3. The proposed use conforms with all performance standards contained herein. The accompanying plat proposal meets the zoning and platting requirements contained in City ordinances. Single - family homes and public parks are permitted R -1 uses. 4. The proposed use can be accommodated with existing public services and will not overburden the City's service capacity.._ Utilities can be extended to serve the development and a feasibility study has been completed. 5. Traffic generation by the proposed use is within capabilities of streets serving the property. The 46 new homes will not cause negative impacts on the existing roads. Section 2. A public hearing was held before the Planning & Zoning Board on March 14, 2001 and continued to May 8, 2001.
