• <br />• <br />• <br />Marketplace PDO <br />Page 9 <br />The proposed retail, convenience and service uses will be compatible with other <br />similar uses existing in the area and proposed future land uses of surrounding <br />properties as depicted in the 2001 Comprehensive Plan. Development <br />requirements should minimize impacts to neighboring residential properties. <br />3. The proposed use conforms with all performance standards contained herein. <br />The requirements set forth within the PDO are such that the development will <br />exceed the standards contained within the zoning ordinance. <br />4. The proposed use can be accommodated with existing public services and will <br />not overburden the City's service capacity. <br />Trunk sanitary sewer and water main are adjacent to the site and were <br />constructed in anticipation of intense commercial development within this area. <br />5. Traffic generation by the proposed use is within the capabilities of streets serving <br />the property. <br />Traffic generated by the site will utilize Lake Drive (C.S.A.H. 23). This street is <br />classified as a "A" Minor Arterial and is capable, with the improvements <br />proposed, of supporting the anticipated traffic volumes. <br />Staff recommends finding that the project complies with the above factors. <br />OPTIONS <br />1. Approve rezoning to PDO based on findings in this report. <br />2. Approve PDO Development Plan /Preliminary Plat with conditions in the <br />resolution. <br />3. Deny Applications. <br />4.
