1 <br /> <br />1 st Reading: Publication: <br />2 nd Reading: Effective: <br /> <br /> <br /> <br />CITY OF LINO LAKES <br />ORDINANCE NO. 01 -14 <br /> <br />ORDINANCE TO REZONE PROPERTY FROM R, RURAL AND R -1, SINGLE <br />FAMILY RESIDENTIAL TO PUD -PLANNED UNIT DEVELOPMENT FOR <br />SADDLE CLUB <br /> <br />“The City Council of Lino Lakes ordains". <br /> <br />Secti on 1 <br /> <br />The City of Lino Lakes makes the following Findings of Fact: <br /> <br />1. The City received a Land Use Application to rezone certain property from R, <br />Rural and R -1, Single Family Residential to PUD -Planned Unit Development . <br />2. The Planning and Zoning Board held a public hearing on November 13, 2013. <br />3. The proposed action has been considered in relation to the specific policies and <br />provisions of and has been found to be consistent with the official City <br />Comprehensive Plan. <br />4. The proposed use is or wi ll be compatible with present and future land uses of the <br />area. <br />5. The proposed use conforms with all performance standards contained herein. <br />6. The proposed use can be accommodated with existing public services and will not <br />overburden the City’s service capacit y. <br />7. Traffic generation by the proposed use is within capabilities of streets serving the <br />property. <br />8. The rezoning meets the purpose and intent of the PUD -Planned Unit <br />Development by preserving and enhancing the desirable site characteristics such <br />as existing vegetation, natural topography and geologic features and by promoting <br />an efficient use of land resulting in smaller networks of utilities and streets. <br /> <br />Section 2 <br /> <br />The Zoning Ordinance of the City of Lino Lakes is hereby amended to rezone the <br />following desc ribed property from R, Rural and R -1, Single Family Residential to PUD - <br />Planned Unit Development : <br /> <br />The Southeast Quarter of the Southwest Quarter of Section 28, Township 31, Range 22, <br />Anoka County, Minnesota, together with an easement for roadway purposes over the <br />Northerly 60 feet of the Easterly 60 feet of the East 330 feet of the Southwest Quarter of <br />the Southwest Quarter of Section 28, Township 31, Range 22 as contained in Document <br />No. 144111 .
