MEETING DATE: January 26, 2004 <br />TOPIC: Resolution 04 -16 <br />Final Plat: Ravens Hollow <br />VOTE: 3/5 <br />BACKGROUND <br />The City Council approved the preliminary plat for Miller's Crossroads with Resolution 03 -134 <br />in August 2003. The final plat received P & Z approval on January 14, 2004. <br />The final plat conforms to the approved preliminary plat. The rezoning of the site is in effect. <br />The City Attorney has approved the title commitment. The City Engineer has prepared a <br />development agreement. <br />The park dedication condition read as follows: <br />6. Park dedication shall be $93,240 less the agreed -upon value of a trail dedication along the <br />northern edge of the site. This shall be clarified prior to final plat approval. <br />The developer has agreed to deed to the City a trail easement 30 feet wide that will cover the <br />existing trail and a park dedication credit of $8,000, which reduces the cash dedication to <br />$85,420. We have required that the easement deed be submitted prior to the City Council <br />approval, including legal description of the easement and a survey showing it. <br />On November 10, 2003, the City Council approved Ordinance 22 -03 vacating an easement <br />within the plat. We postponed the recording of the vacation until the park dedication is resolved <br />and the final plat is approved. With the approval of the final plat, we can proceed with recording <br />of the easement vacation approved with Ord. 22 -03.. <br />OPTIONS <br />1. Approve Resolution 04 -16 approving the final plat for Ravens Hollow. <br />2. Return to staff with direction. <br />RECOMMENDATION <br />Option 1 <br />
