MEETING DATE: January 26, 2004 TOPIC: Resolution 04 -16 Final Plat: Ravens Hollow VOTE: 3/5 BACKGROUND The City Council approved the preliminary plat for Miller's Crossroads with Resolution 03 -134 in August 2003. The final plat received P & Z approval on January 14, 2004. The final plat conforms to the approved preliminary plat. The rezoning of the site is in effect. The City Attorney has approved the title commitment. The City Engineer has prepared a development agreement. The park dedication condition read as follows: 6. Park dedication shall be $93,240 less the agreed -upon value of a trail dedication along the northern edge of the site. This shall be clarified prior to final plat approval. The developer has agreed to deed to the City a trail easement 30 feet wide that will cover the existing trail and a park dedication credit of $8,000, which reduces the cash dedication to $85,420. We have required that the easement deed be submitted prior to the City Council approval, including legal description of the easement and a survey showing it. On November 10, 2003, the City Council approved Ordinance 22 -03 vacating an easement within the plat. We postponed the recording of the vacation until the park dedication is resolved and the final plat is approved. With the approval of the final plat, we can proceed with recording of the easement vacation approved with Ord. 22 -03.. OPTIONS 1. Approve Resolution 04 -16 approving the final plat for Ravens Hollow. 2. Return to staff with direction. RECOMMENDATION Option 1
