3.6. LANDSCAPING REQUIREMENTS <br />Site Planning to Preserve Natural Assets <br />While the network of required streets is fixed, many siting decisions remain for other streets and <br />for buildings. <br />Views & Vistas. Site planning shall recognize the role that street alignment and topography <br />contribute to visual prominence. High points on the land and vistas along common routes <br />provide unique opportunities to site important buildings, building entrances, plazas, and <br />monuments. Doing so will add recognizable landmarks that can make the Town Center a <br />memorable place. <br />Grading. Site planning shall minimize grading when locating streets and buildings. When areas <br />with slopes must be graded, "landform" grading techniques shall be used and slopes exceeding <br />1:3 shall be avoided. Rounded forms that use concave and convex shapes help conceal cuts by <br />presenting a more "natural" look. Varied slopes also disperse drainage flows, reducing the <br />potential for erosion and allowing more percolation. Concentrating drainage in concave swales <br />also enhances on -site stormwater retention and minimizes the need for large detention areas off- <br />site. If required, any retaining wsll s shall not exceed 5 feet in height. <br />Structural soils should be incorporated into tree planning areas that have limited root space to <br />enable longer lived, faster growing and healthier trees in these areas. <br />Landscaped Frontages (See city landscaping pallet for accepted species) <br />A: ten -foot wide landscaped buffer must be placed where parking lots abut local and surrounding <br />streets, induding along Lake Drive. However, care shall be taken to design and site the buffers <br />such that they do not provide ambush points or obstruct views. The buffer must include at least <br />one of the following: <br />• A low fence or wall of between 24 to 36 inches high, within 3 feet of the street's sidewalk, and <br />trees planted not more than 30 feet on- center; <br />• A "hedgerow" of trees planted not more than 30 feet on-center, combined with shrubs. <br />• A trellis supported by posts not more than 15 feet apart on center, within 3 feet of the street's <br />sidewalk, and trees planted not more than 30 feet on- center; or <br />• An equivalent feature that screens views of parked cars and defines the street spatially. <br />Along Interstate 35W frontage, there is a metal security fence.
