4.2. DENSITY AND DIVERSITY <br />Density and Housing Targets <br />The intention of the following density and unit count ranges is to allow variation in housing type, <br />while ensuring a minimum level of residential development within the Town Center. <br />Housing in Residential Districts. <br />Net Developable Acreage. Net Developable Acreage is the total buildable area within a Residential <br />District and includes publicly - accessible commons and local streets that serve the housing. It does <br />not include environmentally constrained land such as wetlands or forested areas or required <br />streets that serve the greater Town Center. <br />Number of Housing Llnits. In the Residential District, the net density will be a minimum of 10 <br />units /acre, and a maximum of 24 units /acre, not to exceed 190 units. <br />NOTES: <br />• Density Applicability. Density limits apply only to units built in the Residential District. They do • <br />not apply to units built in Mixed -Use Districts. <br />Adjustments to District Boundaries <br />Minor Residential District boundary adjustments may be allowed following further <br />environmental analysis or for other reasons, as long as the density range and maximum number <br />of units is observed. <br />Variation in Housing Mix <br />Within the Residential District, a minimum of two housing models and architectural treatments is <br />required as follows: <br />Facade Treatment. At least two e€ unique architectural treatments for each housing model is <br />required. The architectural treatments must differ in each of three categories: a) facade color, roof <br />color, or siding material; b) window pattern and trim detail; and c) porch, entryway, or balcony <br />detailing.
