EXHIBIT A <br />Description of Permanent Drainage and Utility Easement <br />A permanent easement for drainage and utility purposes over, under, and across part of the <br />following described tract: <br />Lot 13, Block 2, Birch Wood Acres, Anoka County, Minnesota. <br />Said permanent easement described as follows: <br />Beginning at the northeast corner of said Lot 13; thence North 89 degrees 59 minutes 25 <br />seconds West, assumed bearing along the north line of said Lot 13, a distance of 79.38 feet; <br />thence South 00 degrees 00 minutes 35 seconds West, a distance of 45.00 feet; thence South 89 <br />degrees 59 minutes 25 seconds East, a distance of 40.90 feet to the southeasterly line of said Lot <br />13; thence North 40 degrees 32 minutes 48 seconds East, along said southeasterly line, a <br />distance of 59.21 feet to the point of beginning. <br />EXCEPT that part which lies within the drainage and utility easements dedicated by the plat of <br />said Birch Wood Acres. <br />
