• <br />• <br />• <br />MEMORANDUM <br />To: Mayor and Council <br />From: Mary Divine <br />Date: 04/05/04 <br />Re: HOM Furniture proposal <br />cc: Mike Grochala <br />The president and the real estate director of HOM Furniture met with city staff on March <br />24. They are proposing to build a large distribution facility and a furniture showroom on <br />approximately 67 acres owned by Gerald Rehbein on the southwest quadrant of <br />35E /County Road 14 (see map). Their initial concept plan shows approximately <br />1.1 million sq. ft. of distribution and showroom area. Initial estimates suggest the market <br />value of this facility will be in the range of $30 million. <br />This use qualifies under the city's Light Industrial zoning. The site is adjacent to existing <br />sanitary sewer and water and is in the Stage 1 growth area. The developers propose to <br />serve the site with a road extending from Main Street down 21st. Ave., and then turning <br />west through Centerville's industrial park area. The road would not extend to Cedar <br />Street on the south. <br />Some of the major items that need to be addressed for this project: <br />• The size of the facility meets the threshold for an Environmental Impact <br />Statement (EIS). The EIS will address surface water management, traffic impacts, <br />etc. <br />• The creek running through the property will have to be relocated and wetland <br />mitigation will be required. <br />• The site crosses the municipal boundary into Centerville. The city will need to <br />work with Centerville to determine the most practical solution to this issue. <br />• MUSA reserve needs to be allocated to the site. <br />• The site is not within a TIF district. Creation of a TIF district may present an <br />opportunity to use taxes generated from the project to fund the city's share of <br />reconstruction of the 35E interchange. <br />
