MODIFY PHASING PLAN It is necessary to add the existing Molitor Homestead to the phasing plan, which brings the total number of units to 250. Mr. Uhde has determined the existing home is in good structural shape and that with exterior upgrades will blend in with the adjoining town homes. Because the existing home is basically a slab on grade 2 story home with attached garage, it is impractical to move. This will require modifying the phasing plan. The options are 1. Add 1 unit to phase 2, which increases the total number of units to 66. This is Mr. Uhde's preference. 2. Add the lot to Phase 2 and move 1 detached single - family unit into Phase 3 (or Phase 4 or Phase 5). This is the staff and Planning & Zoning Board recommendation. Mr. Uhde prefers option 1 for the following reasons: 1. It completes the original Phase 2 plan south of the major power line. 2. All of the necessary street and utility work will be in place for this unit. 3. It will allow the final landscaping and grading to be completed around the town home unit east of Century Trail and south of the power line and park trail. The existing home will have the exterior siding & roofing replaced with materials similar the adjacent town homes so that it will blend in with the project. The home will be similar to the detached town homes in the project and will have its own property owners association and will share in the private drive maintenance costs for the adjoining town home association. Access will be thru the private drive of the detached town home group and will connect the public sewer and water mains located in the common area Trudi Breuninger of Avalon Homes and myself look forward to discussing these issues with you at your April 7th work session.
