MODIFY PHASING PLAN <br />It is necessary to add the existing Molitor Homestead to the phasing plan, which brings the total <br />number of units to 250. Mr. Uhde has determined the existing home is in good structural shape <br />and that with exterior upgrades will blend in with the adjoining town homes. Because the <br />existing home is basically a slab on grade 2 story home with attached garage, it is impractical to <br />move. This will require modifying the phasing plan. The options are <br />1. Add 1 unit to phase 2, which increases the total number of units to 66. This is Mr. <br />Uhde's preference. <br />2. Add the lot to Phase 2 and move 1 detached single - family unit into Phase 3 (or Phase <br />4 or Phase 5). This is the staff and Planning & Zoning Board recommendation. <br />Mr. Uhde prefers option 1 for the following reasons: <br />1. It completes the original Phase 2 plan south of the major power line. <br />2. All of the necessary street and utility work will be in place for this unit. <br />3. It will allow the final landscaping and grading to be completed around the town home <br />unit east of Century Trail and south of the power line and park trail. <br />The existing home will have the exterior siding & roofing replaced with materials similar the <br />adjacent town homes so that it will blend in with the project. The home will be similar to the <br />detached town homes in the project and will have its own property owners association and will <br />share in the private drive maintenance costs for the adjoining town home association. Access <br />will be thru the private drive of the detached town home group and will connect the public sewer <br />and water mains located in the common area <br />Trudi Breuninger of Avalon Homes and myself look forward to discussing these issues with you <br />at your April 7th work session.
