• <br />3. TOWN CENTER DEVELOPMENT <br />2003 Review: <br />PURPOSE: <br />The Town Center is comprised of the four quadrants of the <br />35W /Lake Drive interchange. The Marketplace Development <br />(northeast quadrant) saw the completion of a DQ Grill & Chill and <br />a multi- tenant retail center. Discount Tires in under construction. <br />Ryan Companies continues marketing space on the remainder of <br />the Ryan site with the intent to build multi- tenant buildings. <br />Apollo Center (northwest quadrant) is a multi- tenant center under <br />construction. <br />Facilitate the development of the Town Center area to ensure <br />high quality mix of retail, service, restaurant and office space that <br />services the needs of the residents and draws on the regional <br />market for success. <br />• TIME FRAME: 2004 -2006 <br />ASSIGNED TO: Community Development Staff, EDAC <br />STRATEGY: <br />• <br />1. Continue to work with developers, landowners and prospects. <br />2. Identify redevelopment opportunities within the Town Center <br />and recommend public investment strategies to facilitate <br />redevelopment of blighted and underutilized land. <br />3. Continue long range planning efforts to integrate existing and <br />new development through a mix of uses, connecting <br />pedestrian walkways, architecture and landscaping. <br />PROJECTED RESULTS: <br />The Town Center will create a physical sense of identity for the <br />City, and a profitable business center that will increase the value <br />of land along I -35W, enhance the City's tax base. The will <br />become the major shopping center in Lino Lakes and will create <br />spin -off development along Lake Drive. <br />7 <br />
