•SENIOR HOUSING <br />Hartford affiliates have been involved in the development of numerous senior housing developments <br />throughout the Twin Cities. Generally, these projects have been assisted living developments, which <br />incorporate the following services: <br />• Entry level assisted living <br />• Intensive assisted living <br />• Care suites (24 -hours services) <br />• Memory care <br />These homes are considered to be market rate private pay with a minimal number of units considered to <br />be "affordable ". <br />Hartford is currently reviewing alternatives for the development of senior housing within the Legacy <br />Village at Wood's Edge development. Alternatives include: <br />• Senior cooperative housing <br />• Assisted living <br />• Independent senior housing <br />• Affordable senior housing <br />Senior Cooperative <br />We are currently discussing the sale of a site at Legacy Village with Timothy Nichols, President of <br />Nichols Development, LLC. Nichols is the developer of the Summerhill cooperative brand of senior <br />housing. If Nichols determines that the project is feasible, a development of approximately 75 units will <br />be proposed. Additional information is available at www.summerhillcoop.com. <br />Anoka County HRA <br />Hartford will be meeting with the Anoka County HRA to discuss the potential for a small senior housing <br />development that could be potentially located in the Legacy Village at Wood's Edge. <br />OWNER OCCUPIED TOWNHOMES <br />Hartford is currently negotiating with several builders to construct the townhome component of Legacy <br />Village. We expect to identify the builder prior to October 15, 2004 with an application for site and <br />building approvals to commence immediately. Construction is projected to begin in 2005. <br />SUMMARY <br />Hartford is excited to initiate the development of Legacy Village at Wood's Edge.
