• • • DEVELOPMENT CONTRACT (Site Grading and Bridge Only) Pheasant Hills Preserve 12th Addition THIS AGREEMENT made this 12th day of October, 2004, is by and between the City of Lino Lakes, whose address is 600 Town Center Parkway, Lino Lakes, Minnesota, 55014, a municipal corporation organized under the laws of the State of Minnesota, hereinafter referred to as the "City ", and Ed Vaughan whose address is 1432 Pheasant Hills Drive, Lino Lakes, Minnesota, 55038, hereinafter referred to as the "Developer ". WHEREAS, the Developer has received preliminary plat approval from the City Council for a plat of land within the corporate limits of the City known as Pheasant Hills Preserve 12th Addition, hereinafter called "Subdivision ", said land is legally described to -wit Outlot D, PHEASANT HILLS PRESERVE, Anoka County, Minnesota, EXCEPT that part of Outlot D, PHEASANT HILLS PRESERVE being in the West one half of the Northwest one - quarter, Section 27, Township 31,. Range 22 Anoka County, Minnesota described as follows: Commencing. at the Southeast corner of the West one -half of said Northwest one - quarter, Section 27; thence North 01 degrees 00 minutes 55 seconds West along the East line of said West one -half, Northwest one quarter, Section 27 a distance of 57.73 feet to the Southeast comer of said Outlot D for a point of beginning of the tract to be described; thence North 01 degrees 00 minutes 55 seconds West, along the East. line of said Outlot D a distance of 910.02 feet; thence South 89 degrees 22 Minutes'49 seconds West, a distance of 580.47 feet; thence South 0.1 degrees 00 minutes 55 seconds East, parallel with the East line of said Outlot D, a distance of 548.90 feet; thence North 89 degrees 22 minutes 49' seconds East, parallel with the South line of said Northwest one quarter, Section 27; a distance of 416.00 feet; thence South 01 degrees -00 minutes 55 seconds East, parallel with the East line of said Outlot D a distance of 370.14 feet to -the Northerly right -of -way line of C.S.A.H.
