Section 2, Subd. 2.B.7.e. of the Lino Lakes Zoning Ordinance requires that the proposed <br />project receiving a conditional use permit will not involve uses, activities, processes, <br />materials, equipment and conditions of operation that will be detrimental to any persons, <br />property, or the general welfare because of excessive production of traffic, noise, smoke, <br />fumes, glare, or odors. An earth material storage site will result in wind erosion from the dirt <br />pile and truck traffic, which will be detrimental to surrounding residents. <br />4. The proposed project is deficient for sight line distances as noted in a review by the Anoka <br />County Highway Department in a letter dated May 7, 2007. This represents a public safety <br />issue that has not been resolved, as specific remedies have not been assigned to this project. <br />5. Section 3, Subd. 12.B. of the Lino Lakes Zoning Ordinance states that the inclusion of an <br />earth removal and land reclamation permit process in the ordinance does not automatically <br />imply an applicant's entitlement to issuance of a permit.
