V. ESTIMATED PROJECT COSTS <br />Included in the Appendix of this Report are detailed estimates of the construction costs for <br />the Project. The costs are estimated based on recent construction projects in the Lino <br />Lakes area and assume the installation of the improvements would begin in the summer of <br />2009. A summary of total estimated construction and project costs is listed as follows: <br />Street and Drainage <br />Watermain <br />Sanitary Sewer <br />Total Estimated Cost <br />VI. EASEMENTS <br />$ 3,439,000 <br />$ 1,401,630 <br />$ 742,370 <br />$ 5,583,000 <br />The majority of the street reconstruction and any utility construction activity are expected to <br />be confined to the existing rights -of -way. <br />Drainage easements will be needed for stormwater ponds that are constructed off of the <br />road right -of -way. <br />Temporary grading easements will be needed wherever grading is required on private <br />property. <br />Utility easements will be needed from Anoka County Parks for sewer and water extensions <br />around the north end of the lake. <br />A temporary road easement or other agreement will be required for temporary access to <br />the north end of West Shadow Lake Drive during construction. It is anticipated that a <br />temporary road through the golf course will be needed to maintain access for the residents. <br />VII. PERMITS <br />Permits will be required from various govemmental agencies as follows: <br />Construction and Grading Minnesota Pollution Control Agency (NPDES Permit) <br />Work below the OHW Minnesota Department of Natural Resources <br />Drainage Rice Creek Watershed District <br />Page 10 13849.005 <br />
