Seller is the owner of the parcel of land consisting of approximately 3 acres, <br />which is described on Exhibit A attached hereto, together with all improvements located thereon <br />and all easements, rights of way, privileges, appurtenances, and rights to same belonging to or <br />enuring to the benefit of said parcel of land or its owner (hereinafter called the "Land ") lying and <br />being in the City of Lino Lakes, County of Anoka, and State of Minnesota. <br />B. Seller desires to sell to Purchaser, and Purchaser desires to purchase from Seller, <br />subject to the terms, covenants and conditions hereinafter contained: <br />1. The Land, together with any improvements thereon and appurtenances <br />thereto; <br />2. All rights appurtenant to the Land as to any roadways adjacent to the Land; <br />• <br />• <br />
