All the criteria listed under Levels B & C must be <br />complied with. <br />Criminal History checks in all counties the applicant has <br />resided in for the past seven years or since turning <br />eighteen years of age. <br />Basic Physical Security Requirements <br />Single cylinder dead bolt looks on external doors. <br />High security strike plates with 3" screws. <br />180 degree eye viewers installed on front doors. <br />Adequate security lighting on property. <br />Proper trimming of bushes and shrubs. <br />Anti lift /slide devices on ground level windows and <br />sliding glass doors. <br />Business address prominently displayed and each unit <br />number on every door. <br />Approved video surveillance of underground parking. <br />Telephones capable of dialing 911 in "common" areas <br />(without requiring money deposit). <br />Secure access to common areas. i.e. building entry, <br />internal parking, pool /group activity areas. <br />If permanent grill structures constructed they must be at <br />least 15 feet from a structure <br />Applicants include all prospective tenants eighteen years of age <br />or older. <br />Rental owners must provide documentation of compliance with all <br />of the criteria in order to be certified. This does not include <br />the actual results of the criminal history check, as this is not <br />permissible under the Fair Credit Reporting Act. <br />Criminal History checks on immigrants only need to be conducted <br />in areas in the United States where the immigrant resided prior <br />to applying for rental housing in Lino Lakes, not foreign <br />countries. <br />Tenant Screening Companies <br />Listed below are the criteria for any company the Owner contracts <br />with to perform tenant applicant Criminal History checks. <br />Company must be bonded and /or insured. <br />Criminal History checks can be subcontracted, but the <br />company must have a process, with documentation, that <br />conducts periodic, random verifications of criminal <br />history checks conducted by subcontractors. <br />Criminal History checks must go back a minimum of seven <br />(7) years. <br />Company must comply with legal requirements of the Fair <br />Credit Reporting Act. <br />• <br />• <br />• <br />
