advertising materials shall be installed, erected, attached or affixed to any <br />portion of the interior or exterior of the Premises or the Building, without <br />the express prior written consent of Lessor. <br />15. DAMAGE OR DESTRUCTION OF PREMISES: If the Premises are <br />damaged or destroyed by fire or other casualty, Lessee shall have the right <br />to terminate this Lease provided it gives written notice thereof to Lessor <br />within 60 days after such damage or destruction, unless such fire, damage, <br />or destruction is proved to be the fault of Lessee. <br />16. SUCCESSORS: It is agreed that the covenants, terms and conditions of <br />this Lease shall extend, apply to and firmly bind the heirs, executors, <br />administrators, successors, and assigns of the respective parties. <br />17. SEVERABILITY: If any term, condition, or provision of this Lease or the <br />application thereof to any person or circumstance shall, to any extent, be <br />held to be invalid or unenforceable, the remainder thereof and the <br />application of such term, provision and condition to persons or <br />circumstances other than those as to whom it shall be held invalid or <br />unenforceable shall not be affected thereby, and this Lease and all terms, <br />provisions and conditions hereof shall, in all other aspects, continue to be <br />effective and to be complied with to the fullest extent permitted by law. <br />18. RELATIONSHIP: This Lease does not create the relationship of principal <br />and agent, partnership, joint venture, or any other association between <br />Lessor and Lessee. <br />19. CONSTRUCTION OF LEASE: It is agreed that this Lease shall be <br />governed by, construed, and enforced in accordance with the laws of the <br />State of Minnesota. <br />20. ENTIRE AGREEMENT: This Lease shall constitute the entire agreement <br />relating to the lease of the Premises between the Parties.
