4. RENT: Lessee shall pay to Lessor Rent for the use of the Premises of <br />$676.00 per month. Rent does not include phone service, internet service <br />and garbage disposal, for which Lessee shall be solely responsible. Rent <br />also does not include operational costs that shall be paid directly to the <br />Centennial Fire District pursuant to a separate agreement. <br />Rent shall be payable in advance on or before the first day of each and <br />every month of this Lease. If the Effective Date of the Lease shall fall on <br />any day other than the first day of a month, Rent shall be prorated for the <br />first and last months of the Lease Term based upon the number of days <br />Lessee is in possession of the Premises. <br />If Lessee fails to pay Rent by the fifth day of the month in which such <br />payment is due, Lessee shall automatically be assessed and shall pay, as <br />additional Rent, a late charge equivalent to ten percent (10 %) of the amount <br />of such late payment. Lessor reserves the right to increase Rent by <br />providing Lessee with written notice at least 90 days in advance of the <br />effective date of the increase. <br />5. MAINTENANCE: Lessor shall be responsible for maintenance and repair <br />of all structural components, heating, ventilation, air conditioning, <br />electrical, plumbing and mechanical systems of the Premises with <br />exception of the provision stated below. Lessor shall be responsible for <br />maintaining the exterior and surrounding areas, including lawn care and <br />snow removal. The Lessee shall maintain and clean the areas within the <br />Leased Premises and shall be responsible for all damage arising out of its <br />use of the Fire Station, ordinary wear and tear excepted. <br />6. INSURANCE: During the term of this Lease, Lessor shall obtain and <br />maintain liability and property damage insurance for the entire property. <br />Lessee shall, at its own cost, maintain personal property and contents <br />insurance, as well as maintain public liability insurance in an amount <br />sufficient to cover the liability limits of Minn. Stat. § 466.04, as amended. <br />Lessor and the Centennial Fire District shall be named as an "additional <br />insured" on any insurance maintained by Lessee that relates to the Premises <br />or its use. <br />All insurance required to be maintained by Lessee under this Lease shall be <br />effected under valid and enforceable policies issued by a reputable <br />insurance company or companies authorized to do business in the State of <br />Minnesota. Not less than 10 days prior to the Lease term, Lessee shall <br />deliver to Lessor certificates of all insurance required to be maintained <br />
