2. Land Use Plan. The proposed density of the project must be consistent with the land use <br />plan, i.e., in a low density district the project density is between 1.5 and 3.5 units per <br />acre. <br />3. Staging Plan. The proposed use must be located within Phase 1A of Stage 1. <br />4. Sanitary Sewer infrastructure must be available to service the development. <br />5. Sanitary Sewer infrastructure must have the capacity to service the property. <br />6. Water infrastructure must be available to service the property. <br />7. Water infrastructure must have the capacity to service the property. <br />8. The proposed development must be consistent with the Resource Management Plan <br />including the surface water management and parks plan. <br />9. The proposed development must be consistent with the Growth Management Policy. <br />10. Roads adjacent to the development must have the capacity to service the property. <br />11. The proposed development must meet the performance standards established in the City's <br />Official Controls including: <br />a. Zoning Ordinance <br />b. Subdivision Ordinance <br />c. Shoreland Ordinance <br />d. Floodplain Ordinance <br />If a proposed development does not meet any of the above referenced criteria the City has the <br />discretion to deny approval. <br />Council Direction <br />1. Staff is requesting council direction regarding the proposed text amendments. <br />2.
