The City of Centerville is <br />not opposed to development, however the scope and speed of the proposed development <br />presents major concerns for the City. <br />We would like you to consider delaying any significant development in the AUAR <br />planning area until the CSAH 14 reconstruction is underway and a roadway completion <br />date is identified. Any development that would provide significant traffic generation <br />should not be allowed to happen until there is certainty in the improvements to CSAH 14. <br />Secondly, the improvement to CSAH 21 (20th Avenue) and 21st Avenue should be <br />prerequisite to the development of the AUAR planning area. The Eaglebrook Church has <br />given us a foretaste of what it may be like when your AUAR planning area is developed. <br />Traffic will be a major problem even with the road improvements. But, if significant <br />traffic is added before all of these road improvements are completed, it will be untenable. <br />Also, for clarification, we would not like to see 21st Avenue take a different alignment <br />than it is at present.
