Road Size: Road rights of way must be large enough to accommodate vehicle <br />movement, pedestrian sidewalks or trails, utility easements, and landscaping. While it is <br />possible to have utilities in separate easements, this uses additional land. It is most <br />efficient to include utilities in the road rights of way. <br />Utilities: Water and Sanitary Sewer <br />If the area is to develop, it must have municipal municipal water and sanitary sewer <br />service. Providing these utilities to the study area poses numerous challenges.
