AGENDA ITEM 6.C. <br />IIISTAFF ORIGINATOR: ATOR: Paul Bengtson <br />CC MEETING DATE: February 13, 2006 <br />TOPIC: Resolution 06 -15 <br />Conditional Use Permit — Auto Repair Facility <br />Pomp's Tire <br />VOTE REQUIRED: 3/5 <br />• <br />• <br />BACKGROUND <br />Pomp's Tire has requested approval of a Conditional Use Permit to allow an Auto Repair Facility and Site and <br />Building Plan Review for a 30,870 square foot tire warehouse / installation facility at 7385 Apollo Court. <br />ANALYSIS <br />Comprehensive Plan, Land Use and Zoning: The table below identifies the existing land use and zoning <br />as well as guided land uses for the area. <br />Residential <br />Existing Zoning <br />Light Industrial <br />Public / Semi - Public <br />Light Industrial <br />Light Industrial <br />Rural <br />The comprehensive plan guides the site for Industrial use. The site is within the stage 1 (pre -2010) growth area <br />and within the existing MUSA boundary. Public water and sanitary sewer are available within Apollo Court. <br />Conditional Use <br />The applicant is proposing to do tire installation on both commercial and small vehicles.
