Density Calculations* <br />Acres <br />Gross Property Area <br />95.63 <br />Wetland <br />12.72 <br />Arterial (CR 53) ROW <br />1.28 <br />Park Dedication <br />13.32 <br />Net Property Area <br />68.31 <br /># Units <br />260 <br />ensi <br />3.81 units/acre <br />*The Density Calculations shall be verified by the applicant and noted on the preliminary <br />plat. <br />The density calculations are based on the entire preliminary plat for Century Farm North. <br />At the time the original PUD was approved in 2003, the City's Comprehensive Plan for <br />medium density residential development allowed for 3 to 6 dwelling units per acre and <br />the original density was 2.93 units per acre. Although the current Comprehensive Plan for <br />medium density requires 4.0 to 5.9 dwelling units per acre, the developer has the right to <br />develop at a density consistent with the original PUD. The increased density to 3.81 <br />units per acre moves in a direction more consist with the current Comprehensive Plan. <br />Zoning Requirements and Standards <br />The PUD provides flexibility from the strict standards of the zoning ordinance; however, <br />the proposed development shall model the R-2 District regulations. Unless otherwise <br />stated in the PUD resolution, the regulations and performance standards of the zoning <br />ordinance and R-2 Two Family Residential District will be in effect. <br />2 <br />
