Planning&ZoningBoard <br />May10,2006 <br />Page 3 <br />APPROVED MINUTES <br />Mr.LadenmadeaMOTIONtorecommendapproval ofthePlannedUnitDevelopment <br />FinalPlanforLegacyTownhomes,subjecttothefollo wingconditions: <br />1.Thedeveloperwillenterintoadevelopmentagreementwiththecitypriortothe <br />issuanceofanybuildingpermitsforthesite. <br />2.Aminimum2inchdeepwindowtrimortwoinchrecessmustbeprovidedin <br />accordancewiththedevelopmentst andardsforthesite. <br />3.Alllightingfixturesmustbesubmittedandprovetobeinconformancewiththe <br />requirementsoftheLLTCDDG. <br />4.IssuesdiscussedintheS.E.H.engineeringreviewlettermustbeaddressedtothe <br />satisfactionofcitystaff. <br />5.Operationan dmaintenanceagreementsforthesite,includingprovisionsfor <br />stormwaterfacilities,mustbesubmittedforreviewbycitystaffpriortotheissuance <br />ofbuildingpermits. <br />6.Homeowner’sassociationdocumentsmustbesubmittedpriortothecity rele asingth e <br />platforrecordation. <br />7.Theapplicantshallprovideabicycleparkingareasufficientinsizetoaccommodate <br />anappropriatenumberofbicycles.Thetypeoffixtureprovidedandthelocationof <br />thisparkingareamustbereviewedandapprovedbystaffprio rtotheissuanceof <br />buildingpermitsforthesite. <br />8.Alllandscapedandsoddedareasmustbeirrigated. <br />9.Allgroundmountedutilityequipmentshallbecompletelyscreenedfromviewwith <br />appropriatelandscapingmaterials. <br />10.Allroofmountedequipmentshallb ecompletelyscreenedfromview.Thisscreening <br />shallbeconstructedofmaterialsconsistentwiththoseusedforthemainbuilding. <br />11.Themailboxesproposedforthedevelopmentmustbereviewedandapprovedbystaff <br />priortotheissuanceofbuildingpermit sforthesite.Suchmailboxesshallbe <br />screenedwithcomplementarymaterialstothoseofthemainstructures. <br />12.Thedeveloperisencouragedtowrapthecornersofbuildingswiththepatioareasof <br />theendunits. <br />13.Thefinalplatforthebuildingsontheea stsideofthesite,whichhavedrivesleading <br />tothegaragesshallincludealimitedcommonelementforthosedrivestoprohibit <br />othertownhomeownersfromparkingwithinthedriveofanothertownhome. <br />14.Thesixparkingspacesshownonthesiteplanclose sttoTownCenterParkwayand <br />VillageDriveshallbeeliminatedandreplacedwithadditionallandscapingmaterials. <br />15.Theappropriateaccesseasementsforthepondswillbegrantedtothecityfor <br />maintenancepurposes.
