• <br />• <br />• <br />Molin Amendment <br />Page 2 of 4 <br />SITE PLAN <br />Buildings: Site plans have been submitted for the addition. One is an outdoor storage bay with <br />an overhead crane. This will attached to the north side of the existing storage bays, north of the <br />existing extruded pre -cast manufacturing building. <br />Lighting: There will be no additional lighting necessary beyond what is currently used on the <br />site as this is simply a request to add an additional bay to the existing storage system. <br />Traffic: The building additions are being made to accommodate current manufacturing <br />activities on site. The additions will not increase the number of employees or the amount of <br />traffic generated by the concrete plant. The City has not received any recent calls about traffic <br />concerns. <br />Grading/Drainage, Utilities: A grading and utility plan was submitted with this application, <br />and was thoroughly reviewed by the City Engineer. A memorandum is attached to this report <br />that outlines all of the City Engineer's comments. The applicant is also required to submit their <br />plans to the Rice Creek Watershed District for review and to obtain any necessary permits. <br />Landscaping: With last year's amendment the board's largest concern was the landscaping. <br />Again, no landscaping is proposed for this addition; nor does staff recommend any. This <br />addition is quite minor in nature compared to the existing facilities on site, and screening in the <br />form of landscaping and walls is already provided in ample quantity. City staff has already <br />scheduled an inspection for the beginning of May to confirm ongoing conformance with the <br />landscaping requirements. <br />PLANNING AND ZONING BOARD <br />On February 8th the Board voted unanimously to recommend approval of the proposal subject to <br />the three conditions recommended by staff. <br />RECOMMENDATION <br />Staff recommends approval subject to the following conditions: <br />1. Issues discussed in the City Engineer review memo must be addressed to his satisfaction. <br />2. All conditions in Resolution 05 -13 continue to apply. <br />3. The applicant shall have the proposal reviewed by the Rice Creek Watershed District, and <br />if necessary obtain a permit from them. <br />This review is based on the following plans and information: <br />1. City Engineer Comments dated February 1, 2006. <br />2. Molin Plan Set received January 9, 2006. <br />
