Conservation Easement <br />Marshan Meadows <br />ATTACHMENT B <br />RESOLUTION 06 -30 <br />THIS CONSERVATION EASEMENT is made, granted and conveyed this day of <br />2006, by Bruggeman Properties, LLC, a Minnesota limited partnership, (hereinafter referred to as <br />"Bruggeman "): <br />1. Bruggeman hereby grants and conveys onto the City of Lino Lakes a permanent non- <br />exclusive easement for conservation purposes over, across, through and upon the <br />following described premises ( the " Conservation Easement Area" ) situated in <br />Anoka County, Minnesota to wit: <br />2. The location of the Conservation Easement Area is described as follows: <br />An easement for conservation purposes over, under and across those parts of Lots <br />1, 2, 3 and 4, Block 1, MARSHAN MEADOWS, according to the recorded plat thereof, <br />Anoka County, Minnesota lying easterly of the following described line: <br />Commencing at the northwest corner of said Lot 4; thence South 76 degrees 34 <br />minutes 34 seconds East, assumed bearing, along the northerly line of said Lot 4, a <br />distance of 129.16 feet to the point of beginning of the line to be described; thence South <br />05 degrees 03 minutes 56 seconds West a distance of 103.87 feet; thence South 06 <br />degrees 51 minutes 26 seconds East a distance of 28.33 feet; thence South 09 degrees 52 <br />minutes 47 seconds East a distance of 216.15 feet; thence South 18 degrees 45 minutes <br />16 seconds East a distance 104.21 feet; thence South 22 degrees 12 minutes 36 seconds <br />East a distance of 63.74 feet; thence South 26 degrees 37 minutes 33 seconds East a <br />distance of 47.46 feet; thence South 02 degrees 09 minutes 27 seconds East a distance of <br />58.81 feet; thence South 38 degrees 24 minutes 02 seconds East a distance of 46.99 feet <br />to the south line of said Lot 1 and there terminating. <br />For purposes of this easement, there shall be no mowing, lawn chemicals, construction, disposal of <br />yard wastes, general dumping, development or improvements within the easement area and that the <br />easement area shall be left in a natural state. <br />Environmental notification signs shall be placed on each property line at the point of intersection of <br />said property line and the described wetland buffer zone. These signs shall remain in place in <br />perpetuity and may be replaced or changed as needed at the sole discretion of the City of Lino <br />Lakes. <br />Page 1 of 2 <br />
