The House P ads for proposed Lot 1 and Lot 3 shall be revised to reflect a typical <br />house floor plan (e.g., 60’ x 40’). <br />d. The proposed impervious surface calculations for each lot shall be provided. <br />11. Sheet 4 -Preliminary Grading, Drainage & Erosion Control Plan: <br />a. See City E ngineer letter dated March 5, 2014. <br />b. Revision number and date shall be included. <br />c. The House Pads for proposed Lot 1 and Lot 3 shall be revised to reflect a typical <br />house floor plan (e.g., 60’ x 40’). <br />d. Construction details for the storm water ponding area shal l be submitted. <br />e. Soil erosion and sediment control measures shall be shown. <br />f. “No Encroachments” text shall be removed. <br />g. Location of soil borings shall be identified. <br />h. Existing Water Table shall be revised to 896 +/-. <br />12. Sheet 5 -Preliminary Utility Plan: <br />a. Revision number and date shall be included. <br />b. The existing house shall hook up to the municipal water system prior to issuance <br />of any building permit. <br />c. The existing well shall be properly capped and abandoned or disconnected from <br />the house if used for irrigation purpo ses prior to the issuance of any building <br />permit. <br />13. Sheet 6 -Landscaping Plan: <br />a. Revision number and date shall be included. <br />b. Storm water ponding area shall be shown. <br />c. Landscaping plan for ponding area shall be provided. <br />14. Tree Preservation and Mitigation Plan <br />a. Revi sion number and date shall be included. <br />b. Storm water ponding area shall be shown. <br />c. Are the 12’ and 36’ Willow trees going to be removed? <br />d. The developer shall submit a complete Tree Preservation and Mitigation Plan in <br />full compliance with the tree preservation and mitigation ordinance prior to <br />approval of the final plat. <br />e. Fencing, tree preservation measures and erosion control shall be installed by the <br />developer and inspected by the City prior to any soil disturbance. <br /> <br />Motion was supported by Mr. Laden. Motion carried 5 -1 (Masonick vo t ing nay. Tralle <br />abstained.) <br /> <br />The Board asked the developer to respond to Condition N o. 14C. <br /> <br />Mr. Mattke stated that they do not anticipate removing the large Willow trees, but they do <br />anticipate removing a broken River Birch tree on the SE corner of the property that is in <br />poor condition . <br /> <br />Mr. Evenson made a MOTION to recommend approv al of the Preliminary Plat for a <br />three -lot residential subdivision to be called Talan Ridge located at 260 Linda Ave nue ,
