Planning & Zoning Board <br />August 13, 2003 <br />Page 9 <br />APPROVED MINUTES <br />Steve Butler, 612 Aqua Circle, stated he had a concern regarding th e density. He stated <br />he did not want to see high density in this area. He indicated he would be agreeable to <br />the development as long as it was consis tent with the existing development. He <br />expressed concern regarding tr affic on Lake Drive and Aqua Lane. He encouraged the <br />builder be involved with upgrading that intersection. <br />Jim Crawford, President of Marshan Lake Townhome Association, stated they were <br />concerned about the density and that a larg e apartment complex could be put in. He <br />stated they had a plat proble m now with the stub street that was put in and stated this <br />could be a conflict down the road. He st ated the townhome association would have no <br />objection to a development of the same density and nature as the existing development. <br />Shelly Supan, 504 Aqua Circle, stated she was not opposed to townhomes being built on <br />this property, but she was opposed to high density. She stated the townhome she was <br />currently living in was too small, especia lly the garage, and she would not recommend <br />the City approve the size of townhome she wa s living in or smaller townhomes in the <br />future. She stated she did have problem s with this developer and recommended a <br />different developer build on this site. <br />Mary Strohmayer, 7178 Ivy Ridge Court, stat ed she was on the Board for Wenzel Farm <br />Townhomes. She noted they would be opposed to a large apartment complex, but they <br />would not be opposed to townhomes. Sh e expressed concern about the traffic. <br />Mr. Corson made a MOTION to close the pub lic hearing at 9:45 p.m. and was supported <br />by Mr. Tralle. Motion carried 5-0. <br />Ms. Lane pointed out that everything around there was medium density and she did not <br />believe they should increase the density. <br />The Board agreed the density should not be increased. <br />Ms. Lane made a MOTION to deny the amendment to the comprehensive plan to change <br />the land use survey from Medium Density to High Density and was supported by Mr. <br />Lyden. Motion carried 5-0. <br />D.PUBLIC HEARING, Glenn Rehbein, Ma rshan Lake Industrial Park <br />(formerly known as Lakes Business Park), NE of Blue Heron Elementary <br />School (West of Lake Drive and East of I-35W), Preliminary Plat <br />Chair Schaps opened the public hearing at 9:52 p.m. <br />Staff stated applicant is reque sting Preliminary Plat approval of a four-lot subdivision, to <br />be sited on 30.6 acres of land for the purposes of developing an industrial park. The <br />property is located northeast of Blue Heron Elementary School and west of Lake Drive. <br />Staff reviewed their analysis and recomme nded approval of the Marshan Lakes Industrial <br />Park with the eleven (11) conditions as noted in staff’s August 13, 2003 report. <br />Mr. Hyden arrived at 10:13 p.m.
