• <br />• <br />Millers Crossroads Shopping Center <br />page 6 <br />5) Capital Improvement Plan. <br />6) Policy Plan. <br />7) Natural Environment Plan. <br />The proposed CUP is consistent with the comprehensive plan. <br />b. The proposed development application is compatible with present and future land <br />uses of the area. <br />The site is guided for commercial use and a commercial building was reviewed for <br />the site as part of the original Millers Crossroads project. <br />c. The proposed development application conforms to performance standards herein <br />and other applicable City Codes. <br />The site meets zoning requirements and, with compliance with the conditions of <br />approval, meets all performance standards. <br />d. Traffic generated by a proposed development application is within the capabilities <br />of the City. <br />e. The proposed development shall be served with adequate and safe water supply. <br />f. The proposed development shall be served with an adequate and safe sanitary <br />sewer system. <br />g. The proposed development shall not result in the premature expenditures of City <br />funds on capital improvements necessary to accommodate the proposed <br />development. <br />The site will be served with municipal water and sanitary sewer service. Traffic <br />generation was reviewed with the Millers Crossroads development and road <br />improvements have been made to accommodate the development. The increase in <br />peak trip generation from a drive through facility will not exceed road capacities. No <br />capital improvements by the City are necessary. <br />h. Will not involve uses, activities, processes, materials, equipment and conditions <br />of operation that will be detrimental to any persons, property, or the general <br />welfare because of excessive production of traffic, noise, smoke, fumes, glare, or <br />odors. <br />i. Will not result in the destruction, loss, or damage of a natural, scenic or historic <br />feature of major importance. <br />The uses will not create negative impacts on surrounding property or natural or <br />cultural resources. <br />
