Setback Requirements
Principle Building
Parking Lot
Maximum
Allowed
Required
Proposed
Required
Proposed
Local Street:
Apollo Court
Jon Drive
74th Street
30 feet
65 feet*
178 feet
259 feet
15 feet
38 feet*
178 feet
103 feet
Side Yard:
South Property Line
East Property Line
10 feet
185 feet
168 feet
5 feet
105 feet
15 feet
*The future right of way location for the cul -de -sac is not currently indicated on the plan. Staff would need to verify that the setbacks
would still be maintained once the final location of the right of way is determined.
The proposed building meets or exceeds all of the setback requirements for the LI (Light Industrial) zoning
district; including the minimum setback from residential districts of 75 feet and the setback requirement
between buildings of the sum of the building heights of the two buildings. (Even if the 45 foot maximum
height was used the setback between buildings would be maxed out at 45 feet, this proposal is well in excess of
45 feet from the buildings to the east and the south.
Building Materials
To meet the recently approved architectural design standards for the city, the applicant is proposing a mix of
brick/masonry materials and EIFS. Ordinance Number 07 -05 which revised the commercial design guidelines
requires the following limitations on EIFS type wall finishes:
Wall Face
Elevation
EIFS
Maximum
Allowed
Proposed
Front
South
30%
20%
Sides & Rear
South
60%
56%
West
60%
54%
North
60%
56%
East
60%
55%
These percentages clearly conform to ordinance 07 -05. Furthermore, the EIFS is no closer than 7 feet 4 inches
to the ground, which clearly exceeds the minimum of 4 feet required by the new ordinance.
The roof is proposed to be constructed of a metal product. All of the proposed materials meet the requirements
of the zoning ordinance.
